Exterior cleaning for Palm Beach County weather
Palm Beach County's humidity, rain and heat grow mold, mildew and algae on every exterior surface year-round, and the rainy season from mid May to mid October, when about 70 percent of the year's rain falls, accelerates it. The black streaks on roofs across Palm Beach County are Gloeocapsa magma, an airborne blue-green algae that thrives in warm humid air and takes hold on the limestone filler in shingles and the porous surface of tile. It spreads from roof to roof on the wind and is worst on the north slope and under trees.
Florida does not license pressure washing companies, and in Palm Beach County a local business tax receipt (the county's, plus your city's) is all the law requires, which is why insurance matters. The crew carries general liability insurance and the certificate comes with the quote; gated communities will not admit a vendor without it. Walls and roofs are soft washed, concrete gets a surface cleaner, and nothing on the house sees high pressure.

Frequently asked questions
How much does pressure washing cost in Palm Beach County?
A single-story house soft wash typically runs $250 to $450. A roof is $400 to $900, a two-car driveway $125 to $250, a pool deck and enclosure $250 to $600, and paver clean-and-seal $1,000 to $2,500 for a typical driveway. Bundling two or more on one visit is cheaper than booking them separately.
What is the difference between pressure washing and soft washing?
Pressure washing uses high-pressure water and is right for concrete and some hard surfaces. Soft washing uses a cleaning solution at low pressure and is the correct method for roofs, stucco, siding, screens and anything that high pressure would damage. A good company uses both, on the right surfaces.
Is pressure washing the same as pressure cleaning?
Yes. In South Florida the same service is usually called pressure cleaning, and we use both terms. Whatever you call it, the right method for walls and roofs is a low-pressure soft wash, and the right method for concrete is a surface cleaner.
Will the cleaning solution kill my plants or hurt my pets?
Landscaping is pre-wet and rinsed after, and pets are kept inside during the work. The solutions are the same chemistry used in pool sanitizing, diluted and rinsed, and have no lasting effect when the crew does the rinsing properly.
Do I need to be home?
No. We need water access from an outside spigot, gates unlocked, windows closed, and cars moved off the driveway if it is being cleaned. We text before arrival and send photos when finished.
Most jobs are scheduled within the week and finished in a single visit.
