Pressure Washing questions from Palm Beach County homeowners
How much does pressure washing cost in Palm Beach County?
A single-story house soft wash typically runs $250 to $450. A roof is $400 to $900, a two-car driveway $125 to $250, a pool deck and enclosure $250 to $600, and paver clean-and-seal $1,000 to $2,500 for a typical driveway. Bundling two or more on one visit is cheaper than booking them separately.
What is the difference between pressure washing and soft washing?
Pressure washing uses high-pressure water and is right for concrete and some hard surfaces. Soft washing uses a cleaning solution at low pressure and is the correct method for roofs, stucco, siding, screens and anything that high pressure would damage. A good company uses both, on the right surfaces.
Is pressure washing the same as pressure cleaning?
Yes. In South Florida the same service is usually called pressure cleaning, and we use both terms. Whatever you call it, the right method for walls and roofs is a low-pressure soft wash, and the right method for concrete is a surface cleaner.
Will the cleaning solution kill my plants or hurt my pets?
Landscaping is pre-wet and rinsed after, and pets are kept inside during the work. The solutions are the same chemistry used in pool sanitizing, diluted and rinsed, and have no lasting effect when the crew does the rinsing properly.
Do I need to be home?
No. We need water access from an outside spigot, gates unlocked, windows closed, and cars moved off the driveway if it is being cleaned. We text before arrival and send photos when finished.
How often should I have my house and roof cleaned?
In Palm Beach County most homes need a house wash every 12 to 18 months and a roof soft wash every 3 to 5 years. Shaded lots and homes near canals or the Intracoastal run toward the shorter end.
Can you remove rust stains?
Yes. Orange rust staining along the bottom of stucco walls, on driveways and on fences across western Palm Beach County comes from iron in well water sprayed by irrigation, and UF/IFAS notes most Florida well water runs high in iron; near the coast it is more often fertilizer granules and metal furniture. Rust needs a dedicated chemical treatment, not pressure, and we match the product to the surface so there is no bleached halo.
Are you insured?
Florida does not license pressure washing companies, and in Palm Beach County a local business tax receipt (the county's, plus your city's) is all the law requires, which is why insurance matters. The crew carries general liability insurance and the certificate comes with the quote; gated communities will not admit a vendor without it.
Will you handle my HOA violation letter?
Palm Beach County HOAs inspect for roof streaking, driveway mildew and dirty walls, and Florida law requires at least 14 days written notice before a fining hearing and bars a fine if the violation is cured before that hearing. Send us the letter and we schedule before the deadline and provide photos for the association.
Do you use my water?
Yes, from an outside spigot. A full house and driveway wash uses roughly what a few loads of laundry would. South Florida Water Management District's year-round rule covers landscape irrigation only, so pressure cleaning is not restricted; only a declared water shortage limits it, and even then low-volume pressure cleaning stays allowed. Wash water with cleaning solution is kept out of storm drains under the county NPDES program, and we reclaim runoff on commercial jobs where required.
Most jobs are scheduled within the week and finished in a single visit.
